Дополнение про жилищный пост

Цена на дом в Торонто и Ванкувере почти на 80% завязана на цену лота земли (сюда входит и сама земля, и различные налоги и комиссии). И да, средний дом в обоих городах стоит >1M канадских $.

Если бы на любом участке земли можно было бы возводить многоквартирные дома, стоимость земли делилась бы между всеми жильцами (как следствие, нагрузка на каждого была бы незначительна), а при возвосшем предложении площадей под зайстроку, средние цены земли также пошли бы вниз.

Другой вариант - сокращать government fees, которые сильно выше для многоквартирных домов, и не мотивируют застройщиков строить ничего, кроме люксовых 60-этажек, которыми хоть как-то можно отбить затраты.

Addition to the housing post

The price of a house in Toronto and Vancouver is almost 80% tied to the price of the land plot (this includes the land itself, and various taxes and fees). And yes, the average house in both cities costs >1 million Canadian dollars.

If it were possible to build multi-family houses on any plot of land, the cost of the land would be divided among all residents (as a result, the burden on each would be negligible), and with an increased supply of space for development, the average land prices would also go down.

Another option is to reduce government fees, which are much higher for multi-family houses, and do not motivate developers to build anything other than luxury 60-story buildings, which can at least recoup the costs somehow.
